Water runs downhill and finds the easiest penetration point. The drip you see on your ceiling is often not directly below where the water is getting in. It may have traveled several feet along a rafter or sheathing before appearing inside.

A diagnostic appointment is set at a time that works for you, typically 45 to 60 minutes. One homeowner present is all we need. There is no second-homeowner requirement and no closing script.

Step 3: Attic to Exterior Diagnostic
We check your roof the way you would check a car: from underneath, not just what is visible from the ground. We access the attic as part of the diagnostic, checking insulation, ventilation, fan vents, and plywood condition to trace the leak path from the inside out. We bring a shop vac and clean up after ourselves.

Step 4: Findings and Options On-Site
We present what we found (with photos and plain-language explanations) and what your options are before any work begins. Scope and cost are discussed upfront, with common items like plywood replacement flagged here rather than found mid-repair. You get a straight answer on what needs to be done, what it will cost, and what to expect, with no change-order surprises after the fact.
